ROY FRANK 248-762-0806 Speaks At Wayne County Community College Real Estate Forum

(EMAILWIRE.COM, November 23, 2013 ) Detroit, MI The Michigan Real Estate Investors (http://www.yelp.com/biz/michigan-real-estate-investors-detroit) recently sponsored a forum pertaining to real estate investing in the City of Detroit. The event was held at Wayne County Community College Easter Campus. One of the guest speakers was Roy Frank of Metro Plus Realty whose presentation produced a resounding ovation from the audience.
Frank has been involved in countless rural and urban real estate transactions for more than two decades. He used his vast experience to provide insight regarding investments in Detroit properties. Among the highlights of his speech were the following:
Many people who own vacant property in the City of Detroit lie awake at night and worry about what to do with their abandoned homes. First, there is the liability issue. Obtaining insurance is virtually impossible for that type of property. If someone is injured on the premises, the owner could become involved in costly litigation and even lose a judgment to a plaintiff. Secondly, they are concerned that accumulating city, school, county, and other taxes could impair their credit rating.
A shrewd and industrious investor can make a profit for himself while at the same time relieving the property owners of their major concerns merely by knocking on doors and making telephone calls. Often these properties can be obtained for free just by asking the owner. The worst they can say is No. Even then, these homes can be obtained for pennies on the dollar.
Frank then went on to speak on one of his favorite subjects which was why an agent should use a broker. The main reasons are that the commission split is more favorable to an agent because there is almost no overhead. Since most of the work today is done on a computer, almost everyone works out of his home and therefore higher commissions can be paid.
